Episode 24 is our 3rd installment of April’s farm episodes.  In episode 20 we discussed the International Farm Transition Network and methods for finding and communicating with farmers who want to transition their farm to an up and coming farmer.  Episode 22 was all about how to transition a farm smoothly.  In episode 24 we discuss strategies for choosing your farm property, whether or not existing farm infrastructure is important and other tips and advice for purchasing your farm.

Jeff Titus is a real estate agent in Oakdale, California who specializes in agricultural real estate.  Early in his career, Jeff noticed a shortage in the market of real estate agents specializing in agriculture.  Since then, through purposeful efforts and a growing network of agricultural business associates Jeff has been able to grow his clientele.

Jeff is currently working in a very unique real estate environment.  The Central Valley of California is in its fourth year of a historic drought.  Surface water irrigation is getting more and more scarce.  Pumping irrigation water from wells has come under fire in the state.

You would think that this would create an environment of scarcity and difficult times for all involved.  However, Jeff points out that in the irrigation districts with some of the oldest water rights in the state it has driven agricultural land prices up, and they continue to rise.  Land in places where the water will be last to be turned off is becoming more and more valuable.

Jeff offers many pieces of advice, not just about how to purchase agricultural land, but how to become and succeed as a real estate agent in agriculture.  Jeff’s episode serves two purposes.  1) to carry on with our mission this April.  2) to discuss the position of real estate agent as a quasi entrepreneurial position to produce Off Farm Income.
